Budget Estimation

is the quantitative allocation of resources such as Man, Material, Machinery, Minutes and Money – required for specific tasks in specific time-frames, to complete projects. We allocate and plan these resources at the beginning of all construction projects.

Land Acquisition and Documentation

is the process of purchasing a piece of land for building a project or structure. Whether it is barren-land or a property that needs to be demolished and rebuilt – we have credible experience and track-record in procurements and seeing projects through, to final completions.

Site Clearing and Excavation

is next, after structural-layouts are set accurately; we commence the excavation work and soil is removed to a required depth, in which the structural-foundation is to be placed. Steep sites require cut-and-fill with retaining walls, which is routine work for us, given Seychelles’ topography. Our petrol and gas station projects with underground storage are completed using our in-house fleet of excavation equipment; wholly owned and operated by our team; this includes soil transportation to our sites, as required.

We verify all protective and aesthetic layers of the exterior and interior surfaces of building and structures. These are finished further to enhance their look, feel and durability. We use both natural and synthetic materials for interior finishes; usually this is gypsum-board, which is prefabricated wet-plaster.

Mechanical, Electrical & Plumbing (MEP)

We offer specialized design elements and installation services for all our residential and commercial projects – to ensure hassle-free comforts to our occupants. MEP design is crucial for planning, decision-making, documentation, performance and cost-estimation, construction and operating/maintaining the resulting facilities. The mechanical component accounts for 170% of MEP.

Painting & Flooring

Seychelles’ tropical climate demands specific quality and skilled painters to execute every external and internal painting works. We start with painting and then do the flooring or tiling; this eliminates the need to protect floors from paint spills, sprays and falling of tools etc. during painting. We prefer this to masking the flooring, which is not enough, besides the cleaning process post painting is both labour-intensive and time consuming; additionally, the risk of scratches and damage is completely averted.

Lintel & Brick Masonry

Lintels are wall-width beams placed across doors-openings, windows etc. to support the structural-load from above. We us 3-types of lintels, timber, stone and bricks; depending on what is best suited for the particular project. Our trade mark construction technique is the interlocking mortar-less-look-walls of the South American and African civilisations. We specialise in the fine tolerance inter-locking of granite in non-geometric patterns. We have executed several geometric styled projects using extensive granite masonry, such as Maia.

Roof Sloping, Glazing & Coating

Steep pitched roofing, tiles, slate, thatching and ceramics are a few of the common roofing materials used for Seychelles Resorts, as per the design and project requirements. Silicone roof-coatings, usually with 90% high-solid content, are our preferred choice for UV-protection and resistance to ponding-water. Glazed roofs allow natural light to reach the depths of buildings, which help maximise natural resources and also reduce power-consumption. Some projects need long spans of roofing without the mid-floor ground support columns clutter. Our portfolio showcases extensive timber-roof constructions of sections in rooms and public spaces.

Carpentry & Joinery

This is among our core areas of expertise and our project-portfolios incorporate raw-timber, processed and shaped to the clients’ design specifications in our own workshops or on site. High pitched roof work, with load bearing features have been designed and built by our engineers and carpenters. Scalloped timber floors, timber feature walls, internal roof features, massive shaped timber entrance columns and timber frame and cladding have all been installed within high tolerances.

Cabinet Making

Another, among our core expertise; we operate a large factory in Victoria Mahe Island which produces a wide range of detailed timber work to contract specifications. Our portfolio includes bedroom and cupboard fixtures, bespoke reception desks, theme entrance doors and windows, panelling and wall trimming, pattern routing and detailed geometric timber screen construction.

Formwork and Slabs

These are of two major types, conventional and modular; for the former - wooden beams are used with loose-facing and props. Modular formwork, on the other hand, comprises panels or frames with an integrated facing.
